Property viewings are arranged by appointment only. We reserve the right to refuse viewings to individuals who fail to attend scheduled appointments without prior notice or who engage in inappropriate behaviour during viewings.
A holding deposit may be required to reserve a property. This deposit is typically equivalent to one week's rent and is subject to the terms outlined in our Tenancy Agreement. The holding deposit will be applied to your first month's rent or security deposit upon signing the tenancy agreement.
Important: Holding deposits are refundable only in specific circumstances as outlined in the Tenant Fees Act 2019. Please read our Tenancy Agreement carefully before paying any holding deposit.

All tenants are required to provide a UK-based guarantor who agrees to be jointly and severally liable for rent payments and other tenancy obligations. International students without a UK guarantor may be required to pay rent in advance.
In accordance with the Immigration Act 2014, we are required to check that all tenants have the right to rent property in England. You must provide original, valid identification documents before a tenancy can commence.
Rent is quoted on a per person, per week basis unless otherwise stated. All rents are inclusive of utilities (gas, electricity, water), broadband internet, and council tax, unless specifically noted as "bills excluded."

Rent is due on the specified date as outlined in your Tenancy Agreement. Late payments may incur interest charges at 3% above the Bank of England base rate and may result in legal action for possession of the property.
A security deposit (typically equivalent to 4-5 weeks' rent) is required before move-in. This deposit is protected in a government-approved tenancy deposit scheme (DPS or similar) and will be returned at the end of the tenancy, subject to deductions for damages, unpaid rent, or cleaning costs.

Maintenance issues should be reported through our designated channels (email, phone, or tenant portal). Emergency repairs (heating failure, water leaks, security issues) should be reported immediately via our 24/7 emergency line.
Subletting of the property or any part thereof is strictly prohibited without our written consent. Overnight guests are permitted for reasonable periods (typically up to 14 consecutive nights), provided this does not cause nuisance to other occupants or neighbours.
If you need to cancel your booking before the tenancy start date:
Tenancy agreements are legally binding contracts. Early termination is only permitted in exceptional circumstances and with our written agreement. You remain liable for rent until a replacement tenant is found or the tenancy end date, whichever is sooner.
We may, at our discretion, allow you to find a replacement tenant to take over your tenancy. The replacement must meet our referencing criteria, and an administration fee may apply.
