Property viewings are arranged by appointment only. We reserve the right to refuse viewings to individuals who fail to attend scheduled appointments without prior notice or who engage in inappropriate behaviour during viewings.

3.3 Holding Deposits

A holding deposit may be required to reserve a property. This deposit is typically equivalent to one week's rent and is subject to the terms outlined in our Tenancy Agreement. The holding deposit will be applied to your first month's rent or security deposit upon signing the tenancy agreement.

4. Tenancy Agreements

All tenants are required to provide a UK-based guarantor who agrees to be jointly and severally liable for rent payments and other tenancy obligations. International students without a UK guarantor may be required to pay rent in advance.

In accordance with the Immigration Act 2014, we are required to check that all tenants have the right to rent property in England. You must provide original, valid identification documents before a tenancy can commence.

5. Rent and Payments

5.1 Rent Amount

Rent is quoted on a per person, per week basis unless otherwise stated. All rents are inclusive of utilities (gas, electricity, water), broadband internet, and council tax, unless specifically noted as "bills excluded."

5.3 Late Payments

7. Cancellation and Early Termination

Tenancy agreements are legally binding contracts. Early termination is only permitted in exceptional circumstances and with our written agreement. You remain liable for rent until a replacement tenant is found or the tenancy end date, whichever is sooner.
